新北市賣場周邊宅 抗跌緩漲

【張菱育/台北報導】隨著現代人工作型態改變,傳統市場已逐漸被24小時營業的大賣場取代,根據全國不動產企研室觀察,全台5都人口中密集最高的新北市,大賣場成為支撐房價的重要因素,其中鄰近新店家樂福的寶橋路西側,中古公寓每坪平均33~40萬元,但反觀東側因鄰近寶橋工業區,房價較低,東西兩側價差超過3成。

全國不動產新店北新捷運店店長吳世昌表示,新店家樂福周邊的中興路、寶橋路,和大坪林商圈同屬新店房價高端區,高於行政區成交均價逾1成。根據加盟店成交資料顯示,新成屋平均每坪55~65萬元,中古大樓每坪40~50萬元,中古公寓每坪33~40萬元,而寶橋路東側多為老舊公寓,每坪25~30萬元。
